Frequently asked questions
How do I calculate extra payments on my mortgage?
Enter your loan amount, rate, and term, then use the Extra Payment slider to add a fixed amount to your monthly payment. The calculator recalculates your full amortization schedule with that extra principal applied every month, showing your new payoff date and total interest saved compared to the standard schedule.
How much interest do I save with $100 extra a month?
On a $350,000, 30-year loan at 6.8%, an extra $100/month saves roughly $68,000 in interest and pays the loan off about 3 years 8 months early. The exact figure depends on your loan amount, rate, and how many years remain — try your own numbers above.
Does an extra payment lower my required monthly payment?
No — extra principal payments shorten your loan term and cut total interest, but your contractually required monthly payment stays the same. If you want a lower required payment instead, ask your servicer about a recast after a lump-sum payment.
Is it better to make one extra payment a year or a little extra every month?
Mathematically they're close if the total annual amount is the same — what matters most is how early the extra principal is applied, since early-loan balances carry the most interest. Monthly extra payments compound the benefit slightly faster than a single annual lump sum made at year-end, but both meaningfully outperform making no extra payments.
Are there penalties for paying extra on my mortgage?
Almost never on modern loans. Conventional, FHA, and VA loans have no prepayment penalties. Always confirm with your servicer that extra payments are applied to principal — some servicers default to crediting extra money toward next month's payment instead, which saves you nothing.
